Maintenancetips & advice

 

Lubrication

  • Keep rollers, hinges lubricated especially in winter months. It’s a good idea to lubricate the parts twice a year (Spring and Fall). Often you should lubricate quarterly in new areas with lots of dust from construction.
  • Even if you a rarely use a garage door, you should check it periodically to reduce the chances of minor problems becoming serious and more expensive complications.
 

 

Visual Inspection

  • Inspect the track and any other components every month to ensure everything works as it should. Disconnect the motor by pulling the red manual release cord and run up and down by hand (at a steady controlled speed - do not throw door up) to check operation.
 

 

Safety Feature(s) Test

  • The garage door is one of the heaviest objects in your home and can be dangerous if damaged or misused.
  • Test the reverse safety mechanism to confirm the photo-eye or edge sensors works correctly.
  • You can test the sensor by placing an object or piece of wood under where the door meets the floor of the garage. If the door does not automatically reverse when striking the object, your garage door should be serviced by a trained technician.
  • You can check the photo-eye by waving something in front of the beam once the door has started to lower. If the door does not reverse, it should be serviced immediately. Sometimes photo-eyes can be fixed by simply wiping the lens with a dry, soft cloth.
  • Manufacturers were required by law to include these safety features on all openers after January 1, 1993. If your door does not have this safety feature it is recommended that you replace the older system.
 

 

Hardware Inspection

  • Visually inspect the door springs, cables, rollers and bearings, chain or belt, hinges and all hardware. Look closely for any wear and tear, and pay particular attention to the sound of the motor and door when opened to ensure everything is working as it was designed to do.
 

 

Balance Test

  • Test to ensure the garage door is balanced. Disconnect the opener and manually lift the door up. If the door doesn’t open easily and smoothly the door is most likely out of balance and requires servicing to prevent more expensive fixes if left unbalanced.
 

 

Maintenance Frequency

  • The above maintenance should be done monthly. Lubrication should be carried out semi-annually. By performing the (above) maintenance you can extend the life of your garage door and eliminate minor problems becoming major issues.
